What the data shows
As at Q3 2026, the median serviced office desk rate ranges from $737 to $1,004 per desk per month across Melbourne and Sydney, drawn from 432 operator-supplied offices across 1,512 spaces. A desk rate is the all-inclusive monthly office rent divided by the office's capacity, so it already includes the internet, utilities, cleaning, reception and meeting-room allowance that a conventional lease quotes separately.
Because the figures come from live inventory rather than a survey, they move with what operators are actually asking today, not what they achieved last quarter. Each city report breaks the median down by suburb and by team size, and the underlying rows are free to download as CSV.
Method
Every rate is derived from operator-supplied listings on Sidespace. We divide the all-inclusive monthly rent by office capacity to get a per-desk figure, then take the median of each segment so a handful of premium or heavily discounted suites cannot drag the number. POA listings are excluded, as is any brand where we hold only indicative guide pricing. Sample sizes are published beside every figure — where a segment is thin, we say so rather than quoting a median from a handful of offices.
