A live read of serviced + commercial office supply and pricing across Australia, from Sidespace's real-time inventory.
Of every office listed on Sidespace, most are serviced — private, furnished, all-inclusive and ready to move into. Conventional commercial suites are now the minority of live supply.
The four major CBDs account for 833 live serviced offices. Sydney leads on raw supply; Melbourne offers the widest operator choice in the country; Brisbane sets the national price floor.
Range bars plotted on a common logarithmic scale from $499 to $17,800/month — the national serviced range. All-inclusive pricing.
Australia's serviced-office market prices across an enormous span — the same product category covers a solo desk-sized suite and a whole-team fitted floor.
CBD entry prices cluster at the low end, then the market fans out to a ~36× national spread. Even within Sydney alone, the top listing is 23× its cheapest. Logarithmic scale.
Conventional CBD suites are a smaller, more concentrated market — larger tenancies, negotiated deals, and remarkably few listed landlords outside Melbourne.
| City | Buildings | Suites | Size range | Listed landlords |

Figures reflect live, approved listings on the Sidespace marketplace as at 28 July 2026. Serviced-office rents are all-inclusive monthly prices as listed; office sizes are floored at 10 sqm to exclude data noise, and a known cluster of $18,000 placeholder listings is excluded from the serviced rent range. Commercial suites are priced net or gross per individual deal and are therefore reported by count and size only, not as a rent range. Counts of buildings, operators and landlords are deduplicated across listings. The Index is refreshed and republished quarterly. For a per-city cost breakdown, see the office space cost guide.
