Conventional CBD suites are a smaller, more concentrated market — larger tenancies, negotiated deals, and remarkably few listed landlords outside Melbourne.

Figures reflect live, approved listings on the Sidespace marketplace as at 28 July 2026. Serviced-office rents are all-inclusive monthly prices as listed; office sizes are floored at 10 sqm to exclude data noise, and a known cluster of $18,000 placeholder listings is excluded from the serviced rent range. Commercial suites are priced net or gross per individual deal and are therefore reported by count and size only, not as a rent range.
