How much does a serviced office cost in Australia?

A serviced office in Australia averages about $800 per desk per month. Rates vary by city: roughly $1,000 in Sydney, $820 in Melbourne, $800 in Brisbane and $650 in Perth. The price is all-inclusive, furniture, internet, reception, cleaning, utilities and meeting-room access sit inside the one monthly fee, so there are no separate outgoings to budget for.

What is flexible office space?

Flexible office space is office space taken on a short, all-inclusive agreement instead of a traditional multi-year lease. It covers serviced offices, private offices inside a shared floor, and hot desks. The space arrives furnished and connected, you pay one monthly fee, around $800 per desk nationally, and terms run monthly or for a few months rather than years.

How much does it cost to rent office space in Australia?

It depends which of the two markets you are in. Serviced offices are priced per desk per month and average about $800 nationally. Commercial office leases are priced per square metre a year, prime CBD space is about $1,440 per square metre in Sydney and $770 in Melbourne, quoted before incentives and before outgoings and fitout.

What is the difference between a serviced office and coworking?

A serviced office is a private, lockable suite your team occupies alone; coworking is shared open-plan space where you rent a desk. Serviced offices give you your own room, your own door and your own meeting-room allocation, and average about $800 per desk per month. Both are all-inclusive and both can be taken on short terms.

Can I rent an office month-to-month or short-term?

Yes. Serviced and flexible offices are commonly available month-to-month or on short rolling terms, which is the main reason growing teams choose them. Traditional commercial office leases in Australia normally run three to five years. Filter to serviced offices on Sidespace to see only the flexible options.

How much office space do I need per person?

Allow 8 to 12 square metres per person as a planning guide, so a ten-person team needs roughly 80 to 120 square metres. Use the lower end for open-plan layouts and the upper end if you need private offices, a boardroom or a client-facing reception. Serviced offices are sized by desk count instead, which removes the calculation.

How do I find office space for rent near me?

Search any suburb or city on Sidespace to see every office for lease and for rent nearby, serviced and commercial together, and filter by team size, floor area and price. Or tell our free concierge what you need and we will send a same-day shortlist of best-fit options.

Can I sublease office space in Australia?

Yes, provided the head lease permits it and the landlord consents in writing, most Australian office leases require both. Subleases are common when a tenant has surplus space part-way through a term, and they often come already fitted out with a shorter remaining term than a direct lease. Our concierge can source sublease space alongside direct listings.

How do I lease an office in Australia, step by step?

Five steps: size the requirement (8 to 12 square metres per person), shortlist buildings by location and budget, inspect the best options, agree rent, term and incentives, then sign the lease or licence. A serviced office compresses this to days because the space is already fitted out and furnished.

What does Sidespace cost to use?

Sidespace is free for tenants, there is no fee to search, to enquire or to use the concierge. It is an Australian office marketplace listing serviced offices and commercial office leases in one search, across every major city. Operators and landlords pay only when a space is leased, never the tenant.

What is the average office rent per square metre in Australia?

Prime CBD office space is about $1,440 per square metre a year in Sydney and $770 in Melbourne. Secondary and fringe buildings sit below those figures. Quoted face rents are before incentives, so the effective rent a tenant actually pays is usually lower, always compare offers on effective rent, not face rent.

How quickly can I get office options and inspections booked?

Our concierge replies in minutes during business hours and returns a same-day shortlist, then arranges the inspections directly with the operators and landlords. The service is free for tenants. If you already know the building you want, you can enquire on any individual listing and go straight to the source.
