The site has a planning approval for 60,000 sqm of commercial space, 752 sqm of retail/cafe space, and 2,497 car spaces. In addition to being the new custom built head office of Nissan Australia, the business park will likely have a community hub, which would include a gymnasium, restaurant, and activated outdoor open space.

Nissan Australia’s new head office will consist of 9,000 sqm of office space, 1,850 sqm of workshop space, and 550 car bays, totalling approximately 11,000 sqm across five levels of the 8-level building. It will achieve a 5-star Green Star Design and an As Built v1 certified rating, from the Green Building Council of Australia. The building will be situated on the corner of Wellington Road and Peters Avenue, with a 60-metre frontage on Wellington Road.

In addition to being the national headquarters for the greater Nissan business, Nissan also plans to use the new head office to house their finance arm (Nissan Financial Services Australia), their technical trainers, as well as the Victorian state office.

Nissan Australia’s Managing Director, Stephen Lester, said, “Our current office [in Dandenong South] was officially opened in June 1977, so over the 40 plus years that we have based ourselves here it has served us well, but we have grown as a business since then.”

The joint venture is a 50:50 split between Frasers Property and ESR, with Frasers Property securing the site, and ESR undertaking the development.

“Frasers Property, in joint venture with ESR, previously developed 211 Wellington Road with a strong track record in attracting major corporates to the area. The new acquisition is strategically positioned to offer superb amenities in a location that is well connected to the centre of Melbourne,” comments Anthony Maugeri, the Southern Region Commercial & Industrial General Manager for Frasers Property.

“Nissan’s new head office will be located within Monash’s National Employment and Innovation Cluster (NEIC), Melbourne’s largest concentration of employment outside the CBD. We plan to develop a state-of-the-art business park and are eager to deliver industry-leading amenity on the site to assist in attracting large commercial occupiers.”

The 254 Wellington Road site is in an area that is predominantly a commercial and industrial area, with modern offices, industrial business parks, and large distribution facilities. The site is on the south side of Wellington Road, west of the intersection of Wellington Road and Springvale Road. It fronts Wellington Road and Peters Avenue. The site’s proximity to Springvale Road and Wellington Road, as well as other major arterials, provide access to Monash Freeway (1.3 km), Eastlink, and Princes Highway. It is 22 km from Melbourne’s CBD.

Nissan Australia's building is expected to be completed by May 2020, while the remainder of the site is expected to be completed by the end of 2025. Upon completion, the business park, comprising four office buildings, is forecasted to have a value of A$400 million.
